K’Shane Design & Philosophy

 

Set on the banks of Hartbeespoort Dam in the Kosmos area and epitomises the distinctive sights and sounds of the bushveld;
a landscape that is at once unmistakably African.

K’Shane is a unique Estate in an environment of striking natural beauty.

The Estate comprises 47 exclusive full title erven which vary in size from ±5,500m2 to ±12,000 m2, managed by a competent management team and under the supervision and support of the Homeowners Association’s Board of Trustees. These stands are arguably the largest and most exclusive in the Hartbeespoort area.

Added to this, its close proximity to the main urban centres of Johannesburg and Pretoria has made Hartbeespoort Dam a premier spot for pleasure seekers looking for an escape from the frenetic pace of city life.

Such qualities have been combined to establish this area as one of those rare places where nature and human intervention co-exists and complement each other perfectly.

Several shopping centres, a well-regarded private school and renowned restaurants established in the area over the past number of years, making this destination even more attractive.

From the outset, the overriding priority of the design process that drove K’Shane to fruition has been a keen sensitivity towards the unique nature of the dam whose shores it occupies.

The inherent balance and harmony exist here between that which is man-made and that which is natural. This has been incorporated into the forms and textures that have been used to fashion the residences that comprise K’Shane.

Added to this, a dedication to the fulfilment of the aspirations of the individual and an uncompromising commitment to quality of both building and lifestyle has created residences as unique as the landscape they occupy.

The whole complex is driven by a commitment to maintain the harmony that exists between man and nature, a unique residential community with a distinctive lifestyle and natural environment. Free roaming game include zebra, kudu, impala, blesbok, waterbuck, grey duiker and bushbuck and they thrive on the indigenous plants and trees around the Estate.

The Estate further caters for a safe environment for children and where they can experience the wonder of nature, spend time fishing at one of the two bomas at the waterfront, stroll around or cycle on the roads and waterfront walkways, enjoy a game of tennis or cool down at the clubhouse pool.

Boat launching facilities are available and sectional title boat lockers can be purchased to house watercraft at the water’s edge. Sectional title cabanas (rooms for domestic and garden staff) are also available to purchase.

K’Shane has a unique and beautifully decorated clubhouse available to residents for private functions (subject to prior booking, availability and various rules) with incredible views over the dam and surrounding areas.

 


K’Shane also has an unregistered helipad for emergency landing and take-off.

The Estate is manned by a 24 hour onsite security team with armed reaction in case of any emergency and has an excellent reputation for providing a secure environment in arguably trying times. Current perimeter protection comprises of an electric fence system and the waterfront protection was recently upgraded to the latest and most sophisticated camera technology, monitored on and off site.

Phase two of these upgrades, currently a work in progress, will cater for a streamlined camera system around the entire perimeter as well as biometric access system to ensure absolute peace of mind to all residents and their visitors.

Architectural Guidelines

Certain aesthetic parameters were considered and which add to the natural feel of the Estate.
Some of these include the following:


  • All major roofs are thatched
  • Walls are plastered with rough textures externally and painted in earthy tones
  • Plinths are of stone
  • Extensive use of timber poles is made as external and internal aesthetic elements
  • The main external entertainment spaces constitute of timber decks and tiled patios
  • Landscaping is aimed at minimising the overall aesthetic impact on the existing natural environment and landscape
  • Thatched roofing is exposed as much as possible on the inside of houses and large volumes are created above the rooms and by liberal use of glazing, light and warmth is promoted internally and emphasises important elements as entrances
  • The houses are mainly designed with an emphasis on views and north aspects
  • The estate supplies its own potable and irrigation water and Eskom power is supplied at bulk rates reducing the dependence on local municipal services
